TS Govt Permits Registration of Properties Regularized Under LRS & BRS

On Tuesday, 29th Dec the State Government issued a directive making clear that there was no restriction on the registration of open plots in approved or regularised layouts in the context of previous Land Regularisation Schemes (LRS) and also of buildings or structures covered by previous Building Penalisation Schemes (BPS) or Building Regularisation Schemes (BRS).

In the wake of the LRS being enforced by the State Government, the clarification partially modifies guidelines given earlier amid uncertainty over the registration of such properties.

Furthermore, as per the Government order, registrations regarding open plots or structures may be accepted if the present owner has previously acquired the property through a valid registered document. However, no new plot being brought for registration for the first time (sold by the developers for the first time) should be registered unless approved by the competent authority or located in authorised layout.

The sub-registrars and deputy inspectors general of the department, were directed to follow the instructions thoroughly. A series of protests organised by real estate owners and individuals against the latest modification in the Layout registrations. They were objecting against the huge amounts that were being paid for the registration of plots.

While the government was struggling with the Dharani portal stabilisation, real estate dealers held protests at the offices of sub-registrars demanding the withdrawal of the orders. Amid disruptions caused by the COVID-19 pandemic, they considered that the LRS instructions were untimely and demanded that the government scale back its decision. In its orders, the government stated that it was the last opportunity to register illegal plots and layouts across the state until the end of January, claiming that the registration window would be closed later.
