Hyderabad to get South India’s tallest skyscraper

Hyderabad will soon be home to South India's tallest residential building. The SAS Crown will stand at 228 meters in the Golden Mile Layout at Kokapet, rising 57 levels into the sky. The building will be spread across 4.5 acres and will include five towers with a total of 235 residences.

According to industry experts, the SAS Crown will surpass a 50-story building in Bengaluru to become south India's tallest skyscraper. The structure, which was built by the Hyderabad-based SAS Infra, was granted a building permit by the Hyderabad Metropolitan Development Authority (HMDA) and was recently approved by the Telangana Real Estate Regulatory Authority.

The project is currently under construction, and it is expected to be completed in the first quarter of 2025, according to SAS Infra's Ashish Bhattacharya. As of today, the price per square foot in SAS Crown is Rs 8,950, with each residence starting at Rs 6 crore. Prices are expected to rise in the coming days, according to a source close to the project.

This is the first ultra-luxury apartment in Hyderabad with one floor dedicated to a single apartment,” said a SAS Infra employee. Meanwhile, while approving the project, HMDA officials stated that traffic assessment was one of the priorities. “The building permit was granted only after a thorough examination of traffic assessments. We want to avoid traffic congestion in the Greenfield satellite townships of Kokapet” quoted by the official in charge. The submission of traffic assessment reports from accredited agencies is required for project approval, according to an HMDA official. According to SAS Infra sources, the built-up area on the 4.5-acre plot would be 20%.

This project surely adds an exemplary example of how rapid development is taking place in the Real estate industry in Hyderabad.
