Ready Real Estate Layouts Developed in Asifabad Without Permission

Do you plan to purchase a house site at real estate venture in Asifabad? You can lose your hard-earned money if you are unaware of the illegal layouts in this district. As many firms are promoting illegal ventures without prior approval to meet the massive demand for land. 

Thriving Unauthorized Layouts 

Unlawful house layout in the Kumram Bheem Asifabad district continues to grow. Some developers are able to make a fast change by selling assets to clients. Real estate property developers from Hyderabad, Warangal, Karimnagar and Mancherial are now making a big landmark for the district because of vacant land and low prices. They are purchasing agriculture fields and developing it into plots between 150 and 250 square yards each.

The plots were sold between Rs 5 Lakhs to 10 Lakhs to prospective consumers with the statement that the layouts are approved, and basic facilities are provided. In recent months around Kumram Bheem Asifabad and the Rebbena Mandal Center, about 20 unauthorized layouts have been identified by Sources. There are about five unauthorized real estate firms on the outskirts of Kaghaznagar town and the headquarter of Koutala mandal.

A large proportion of developers violate these norms strongly in the designing and development of real estate ventures. They are not obtaining necessary approval of the district and town planning department for the layouts. They ignore this because many rules and directives are required to be followed when developing a venture in accordance with the amended Panchayat Raj act Real Estate (Regulation and Development) Act, 2016.

Norms Set by Panchayat Raj Act

For developing a plot, developers have to follow certain layout norms laid down by town planning and Panchayat Raj departments.

  • Developers must assign a portion of the land to a park and leave 10% of the land for future requirements. 
  • They have to develop 33 feet of internal roads.
  • Need to construct basic infrastructure include top roadblocks, side drains, drinking water and power supplies. 
  • Pay a tax to convert farmland into commercial land to the department of revenue.

G Ramesh, in-charge District Panchayat Officer stated that they are taking measures to curb illegal layouts in rural areas and have recently demolished some unauthorized layouts. Also advised developers to follow regulations and get the real estate project layout design approvals.
