Residential Prices in Hyderabad Skyrocket Over Last 3 Years

Residential property prices in Hyd have soared over the past three years.

Anarock Research's latest data unveils a striking upsurge in average residential prices across pivotal zones in Hyderabad over the past three years, from October 2020 to the corresponding period in 2023. Fueled by robust housing demand, this surge marks a substantial transformation in the city's real estate dynamics. 

Gachibowli stands out among these zones, experiencing a notable 33% surge in average residential prices from October 2020 to October 2023. The area now commands an average price of around Rs 6,355 per square foot, compared to Rs 4,790 per square foot in 2020. 

In close pursuit, Kondapur witnessed a 31% increase, with average prices climbing from Rs 4,650 per square foot to Rs 6,090 per square foot during the same period. 

Prashant Thakur, Regional Director and head of Research at Anarock Group observed that 2020 witnessed price stagnation, a year many developers would rather forget. "The landscape in 2023 is markedly different – fueled by robust demand, housing sales in the top seven cities have hit a new high this year, surpassing the previous peak of 2014," he commented.
