Basic Tips for Landlord and Tenant in Renting a Home

After offering some considerations on the purchase of a new home some tips to consider in a lease, whether you are owners or tenants.

The rental agreements are governed by the will of the parties. The lease contracts must contain the basic information of the contractors, identification of the farm, duration, initial rent and agreed clauses.

The rental contract will be used as evidence against any discrepancies that may arise between the parties. Before signing it is important to know and understand all clauses.

The rent shall be set free between the parties. For the updating of this rent, the dates of the contracts must be taken into account.

The rent will be updated on the date of one year of validity of the contract.This contract can be extinguished when one of the parties fails to fulfill its obligations.

For its part, the lessee can break the contract if the landlord does not make the necessary repairs to keep the house in conditions of habitability; or if you make any kind of disturbance in the use of housing.

In addition, it will be extinguished if the leased property is disqualified for reasons of major cause not attributable to the lessor.

The conservation works must maintain the condition of the dwelling in conditions of habitability, without being able to increase the rent to the tenant but will not have obligation to pay the repairs in case the deterioration is the responsibility of the lessee.

In the case of works lasting more than 20 days, the tenant is entitled to the rent decrease proportionally to the part of the dwelling that cannot be used.

In case of disability, the tenants can carry out the necessary works to adapt the house. But when the lease ends and if the landlord requires it, the tenant is obliged to return the house to the previous state.
