HMDA Revised Land Pooling Scheme to Enhance Landowners Shares

To develop and facilitate planned development in Hyderabad Metropolitan Region, the Department of Municipal Administration and Urban Development (MAUD) issued a new order on the sharing of undeveloped land under the Land Pooling Scheme.

Hyderabad Landowners Land Pooling Scheme

After the success of Uppal Bhagat Auction, the Hyderabad Administration is now gearing up to develop lands under the Land Pooling Scheme (LPS). According to new guidelines under the scheme, HMDA’s share of the total land pooled will be 40%, while landowners will get 60%. Earlier, the land was being equally shared between HMDA and landowners after development. For efficient, sustainable, and equitable development in urban areas, LPS is an efficient mechanism for planned development as per the Master plan. 

The scheme gives an option to landowners to become partners in the development process, and they could not be deprived of their land.  It is considered as one of the best readjustment procedures for the planned provision of an urban environment, infrastructure, and supply of urban land without external investment. The concept of land-pooling is a group of landowners together pool their land for development purposes, join hands with HMDA which acts as a facilitator.

Key Features of Revised Land Pooling Scheme

  • Landowners get the brand developed by HMDA and an increase in market value compared to other lands.
  • Well-serviced housing plots with world-class infrastructure like Water Supply, Electricity, Sewerage, Parks, Sewerage Treatment Plants (STPs), etc.
  • The reconstituted land from the HMDA enhances value and salability.
  • As LPS is a public participatory mechanism every landowner will get their fare proportionate and equitable land.
  • The scheme will help to develop and expand the city in a planner manner by increasing the supply of new land.
  • The approval of building permission will be processed quickly without any difficulty.

However, the latest Land Pooling Scheme under HMDA would bring better quality projects with developed infrastructure, which helps to boost the real estate sector.
