The establishment of large data centres over the years has taken a positive step towards improving the business and real estate market in India.

Data Center is a designated space to store information using the computers, networks, storage systems, routers, servers, security equipment, etc., for corporations, businesses or software applications and even government departments. The main objective of data storage is to maintain, store, backup and distribute information.

Many real estate developers and tech giants also showed their interest in Indian Data Center industry. A large amount of data is generated by the increased use of technology, and it has to be processed. This demand is growing, and it is expected that it would be a future business. 

The Data Center evolution started in 2007-2008, and real momentum occurred some years ago in 2016-2017 when technology has begun to play an important role in everyone's lives. The government's thrust for digitalization, Make in India, smart cities are pushing data centres to the next level.

Standard Structure of Data Centre 

The data centre is similar to a multi-story building. It could be anywhere from a G+1 structure to a G+6 or G+7 building. In these buildings, the ceiling height would be about 5.5 metres to 6 metres in comparison to a typical IT building, which is around 4-4.2 metres. There is also floor load capacity at data centres of up to 1.5 tons per square meters compared to a building with offices between 350 kg to 450 kg per square meters.

Adding to this, a data centre can be 2-3 lakh sqft, up to one million square meters. There is a large space comprising the server halls in 65 to 75 percent of the building. The mechanical and electrical infrastructures are invested substantially because these are power jets and are required to maintain high generator backup and air conditioning systems.

Infrastructure coincides with data centres to store information. Many developers also engage in the development of data centres in India proactively. The data centres model offers unlimited scalability. Those who set up data centres would increase exponentially. Thus, scalable models would help and can be multiplied further. 

At present India, Mumbai, and Chennai provide essentials like connectivity to the rest of the world wherever submarine cables land up, making these preferred areas for the establishment of data centres. It is hopeful that there will be data centres in all parts of the world as development takes place.

The early drivers for the business of the data centre are expected to be service providers by following the demand from cloud computing operations. Moving ahead OTT platforms, e-learning, Internet of Things, cloud computing, artificial intelligence, big data are elements that will boost data centre demand and are expected to become the long way business in coming days.

The increase in demand for data centres would result in growth for the real estate sector and other allied businesses in India.
