West Hyderabad Dominates Property Sales

The surprise element, the COVID pandemic, has made our lives unpredictable and topsy-turvy. But not really! Western Hyderabad is giving the real estate market major positive vibes by reaching the sky in the second quarter (Q2). Hyderabad has accounted for the highest launches in Q2, with a whooping 24%. A total of 3,240 units were sold in Q2 out of which 68% were sold in the western region of Hyderabad and 24% in the north. 

Hyderabad has shown the least quarterly sale decline as compared to the 7 major cities of the country. From 8% in first quarter to a massive 13% in the second quarter, Hyderabad’s real estate market in the west zone is doing wonders.  

In totality, the second quarter launched 8,850 units which has been drastically high from the past where the numbers played between 4,000 to 5,000 new launches in the city. The city also accounted for the highest number of new launches in the country, grabbing 24% of the share among the seven cities. Hyderabad’s western zone has outperformed the rest with  94% new launches. In addition to ranking number one with 58% of available units followed by the Northern part standing at 34 %, this south Indian city has been aiming for the stars. 

Among all the new launches in the city, 63% comprised of the high-end segment. The mid-end experienced a dramatic drop from 61% in Q1 2021 to merely 19 % in Q2 2021. 

The growth from Q2, 2020 to Q2, 2021 has been surreal for Hyderabad with a massive increase of 109%. With 50,580 units up for sale, 45% constitute of units that fit the high-end segment indicating their increased demand. Having said that, the overall inventory is 12% higher than Q1, 2021. 

With unpredictability in the form of the pandemic hovering around, one cannot be sure of these numbers and the massive demand. Having said that The Anarock Property Consultant report says that the city can expect an increase in launches in the next few months.
