Building Regulations Applications to be Checked by the Official

The BRS applications for constructions before 28th October 2015 were the only ones accepted and permitted for the BRS scheme. BRS applications weren’t approved for approximately four years. 

From the beginning of 2015, almost one lakh and thirty thousand applications were received by the Greater Hyderabad Municipal Corporation (GHMC). The officials of GHMC have decided to have scrutiny and go through the applications in detail, in Hyderabad.

The decision to add or remove more floors to the construction does not lie with the GHMC but with the high court. Around 40% of the submitted applications have been scrutinized by the GHMC officials, as of yet.

The information provided on the BRS application form and the actual construction structure is verified, and only then a BRS fee is levied on the applicant. It is made sure that the applicant is unaware of the report status and/or the BRS fees. GHMC has formed a total of 89 teams for this entire process of verification.

This particular scheme planned to arrest any illegal construction that may be taking place. If the team notices any structure that doesn’t fall under the government guidelines, the builder or the individual will be asked to pay a certain amount of BRS fees to help regularise the construction. However, this scheme failed to take off as there was litigation filed against the scheme by the public.

New BRS applications were not accepted for four years and only the applications that had the construction started before 28th October 2015, were considered for the BRS scheme.

The BRS scheme was started within the jurisdiction of the GHMC in the year 2015, and it aimed to curb illegal constructions by regularising them. The government allowed builders/ individuals to regularise the unlawful floors, buildings, and deviations under the scheme by paying the BRS fee. Still, the scheme did not take off due to public interest litigation filed in the high court.

The civic officials needed to make a detailed report about all the scrutinized BRS scheme applications, as they were expecting a high court hearing regarding the BRS applications.
