Higher demand for larger homes in Hyderabad

Upgrading houses and shifting to larger spaces trended during the pandemic in Hyderabad and resumed in September 2022.  

Studying buyer behaviour demonstrated that most had shifted their sights to mid and high-end homes from inexpensive ones. 

A Knight Frank report indicates that residential units costing Rs.25-50 lakh constituted 55% of the total sales in September 2022. The value in September 2021 stood at 39%. 

Property sales registrations with ticket sizes above ?50 lakh improved from 25% to 28% from September 2021 to 2022. Affordable housing covered 16% of the demand. 

Sales of units bigger than 1,000 sq ft accounted for 81% of the total demand. 71% of sales were 1,000-2,000 sq ft homes. 

Senior Branch Director, Knight Frank India, said, “Surge in price is expected, and it is not considered a negative trend. The average price is roughly Rs 6,000 square feet in Hyderabad, while it is much higher in other cities.”
