The Real Estate Regulatory Authority (RERA) Act of 2016 specified numerous criteria for builders, promoters, agents, advocates, buyers, etc., to provide awareness of the real estate purchasing and selling processes. 

Their guidelines place a strong emphasis on the consumer's interests.  

RERA RULES 

  • Rules for Payment 

  1. Buyer's rights and obligations include making the appropriate payments or paying interest for delays.  

  2. mandatory distribution of registration fees, municipal taxes, water and energy costs, maintenance fees,  

 rent, and other fees.  

  1. The builder is responsible for all outgoings, such as water and electricity, until possession is handed over to the buyers. 

  • Rules for Possession  

  1. If the builder fails to give over control of the project, purchasers are entitled to a refund plus interest.  

  2. In the absence of possession due to the builder's suspension or revocation, purchasers can reimburse with interest.  

  3. Once buyers have the occupancy certificate, they are entitled to possession within two months.  

The project's finishing deadline has been extended by the Maharashtra Real Estate Regulatory Authority (MahaRERA) by six months and Goa RERA by one year.
