The cost of living in the IT quarter is now unaffordable for the middle class. The prices have jumped by 50% in 5 years correctly.
A house in the quarter, say near Gachibowli, Financial District, or Kokapet, would cost a minimum of at least Rs. 1.5 - 2 crores.
The main reasons these prices have peaked are the sizes of these houses and the spike in the land rates.
One of the reasons behind the extension in sizes of the houses is that since Hyderabad is the second IT Hub of India, many Multinational Companies (MNCs) institute their branches in the city.
Since these branches are set up in the city, their employees prefer to dwell in these quarters, which ultimately causes a hike in demand for bigger houses.
And due to increased demand for bigger houses, land rates have amplified significantly, leaving no option for the builders.
