Rs 80 Cr Invested By Walton Street Realty Firm in Two Hyderabad Projects

Walton Street Blacksoil — Real Estate Debt Fund company — has invested Rs 80 crore via structured debt in two Hyderabad developers’ projects. Investments were made in the residential townships of Cybercity Builders & Developers Private Limited and the Saket Group in the north of Hyderabad.

Real Estate Debt Fund Invests in Hyderabad Realty

Cybercity and Saket have provided great real-estate solutions, which offer customers high value over the decades. Rs 320 crore was raised from families and HNIs (high net-worth individuals) in 2018. Walton Street is an investor in the fund and is also the fund manager's investment advisor.

The Cybercity Group has delivered 3.7 million sq.ft. in residential properties all across Hyderabad and Chennai. In addition to several domestic institutions, Goldman Sachs had previously invested in Cyber City, global private equity players such as Walton Street Capital.

The fund continues to invest in affordable and mid-market housing across the Indian metros, and in 2018, 80% of the fund's Rs 320 crore corpus, which it has raised, has been used in eight transactions.

Saket Group has delivered 4 million sq.ft. of residential real estate over the past 33 years. Saket Group is currently developing an 80-acre township named Saket Bhu Sattva near Kompally, North Hyderabad and is also rapidly expanding its senior living portfolio in the city under the Saket Pranamam brand.

Walton Street India is a private-equity real estate company with more than a decade of experience in India advising/ investing $125 million in debt transactions and continued investment in household property.

While the firm disbursed Rs 2,000 crore of debt deals cumulatively on its NBFC and AIFs loan platform, BlackSoil recorded year-by-year growth of over 100 percent in allocation.
