Application Monitoring of Approx 1.30 Lakh Buildings Specified in BRS

In a major move to curb registration of unauthorised properties, the Stamps and Registration Department on August 25 issued a memo with a set of instructions that the properties whose application is pending under the Building Regularisation Scheme will not be sold until the properties are regularised.

According to the newly released memo around 1.30 lakh properties in Hyderabad, which still have to be regulated under the Building Regularisation Scheme (BRS), cannot be sold or officially acquired. The properties whose application is pending are not registered until properties are regularised.

As of now, BRS applications are being examined and a review report is being prepared for all applications. The applications are classified into two categories, shortage of documentation and rejected applications. However, it is the Court that makes the final decision that if the building is legal or illegal.

The applications deemed eligible/approved can be purchased or sold only after the decision of the tribunal, out of the total 1.30 lakh property applications. According to GHMC information, 70 percent of BRS applications have been checked in all circles. The government also plans to speed up the regularization of plots in accordance with the Layout Regularisatont Scheme (LRS) in the state.

Special counters at government offices will be set up, based on the number of requests received for regularisation. An officer from the municipal administration and urban development department said that if needed counters would also be set up in district collectorates.

The Building Regularisation Scheme is introduced with an aimed to curb illegal constructions by regularising them which would boost the real estate sector.
