Issuance of TDR Certificate for Government Acquired Properties

the government has decided to implement a reasonable offer to pacify landowners whose property was utilised for public infrastructure projects. it has agreed to facilitate the transferable development rights (tdr) laws, granting the owners of properties that are likely to be acquired more privileges. 

tdr rights for government-owned properties

owners of properties whose land was purchased by the state in order to build link roads have agreed to establish rs 500 crore (tdr) transferable development rights selling price of land owned instead of cash compensation.

the ghmc official stated that, for 37 slip roads, a total of 200 properties were obtained. although the number of properties is low, land purchased for laying of these roads is higher than expanding the road.

the tdr permits additional built-up areas rather than acquired areas for the implementation of public projects. the construction of 10 highways has been completed, as announced by the hyderabad road development corporation limited (hrdcl). the priority of tdr has encouraged the government to work on other projects without being pressured to make compensations with cash.

tdr is favourable to owners of properties, as some have earned nearly 400% of the value of their property value. they have the opportunity to 200% of compensation depending on the government rate in terms of cash compensation. an official said that the provision to sell or buy the tdr was also an appealing aspect, in addition to enhanced property values.

in the tdr, the additional built-up area may either be used by the owner of the property or sold to others, which is why builders and real estate developers prefer tdr.

proposed infrastructure developments

on saturday, ghmc officials and public representatives examined the proposed link road from nallagandla main road near ratnadeep supermarket to old mumbai highway. after review, mayor bonthu rammohan stated the nallagandla lake will be developed into a picnic zone which includes facilities like walking track, lung space and construction of boundary wall.

the governments revised tdr rights would reduce the burden on the civic bodies and help to gain the confidence of landowners.
