In its transaction volumes from 2014 and 2019, the commercial real estate market of Hyderabad witnessed record growth of 172 percent.

Hyderabad’s Real Estate 

Hyderabad is one of the few cities to record positive annual growth of 2% year on year in Q3 2020, according to the commercial market research survey. The Compound Annual Growth Rate ( CAGR) in 10 years has increased significantly in residential property prices by 5.3 percent, and rents remain constant even during the current covid challenge.

According to the recent report, Hyderabad is among the only two metro cities (one of them being Bengaluru) that did not encounter a decline in the prices of homes despite the subsequent market uncertainties and weak sales.

In terms of the annual office space requirements of key cities in the country, Hyderabad has undergone a tremendous increase in corporate activity over the last five years, rising from sixth in 2014 to second in 2019.

Industry Growth

• The share of passenger traffic handled by Hyderabad Airport increased to 6.4% in 2019-20 from 5.5% in 2014-15.
• Since the formation of the state, Telangana’s real GDP has significantly increased to Rs 6.63 trillion in 2019-2020 from Rs 4.16 trillion in 2014.
• The driver of the state’s economic growth has been the services sector dominated by the IT services. 
• Telangana IT exports contributed revenue of Rs 1.25 trillion in the year 2019-2020, with 18 per cent annual growth against Rs 1.9 trillion in 2018-19. 
• The city is a 2nd largest contributor to the revenues from IT exports in the country and is home to global bigwigs like Google, Amazon, Microsoft, and Facebook.

Owing to the current pandemic, two new asset classes are striving to regain their strengths includes data centres and warehouses. Due to the forced shift to e-commerce to allow contactless businesses and to comply with social distance laws, more warehouses and data centres are required all over the country.
