With setting up to facilitate property registration, the portal encountered many glitches, and a mutation was prominent among them. Now with the improvements in Dharani, all types of property mutations are approved on the Dharani portal which would offer a big relief for buyers.
Chief Minister K Chandrasekhar Rao held a high-level meeting last week in response to these reports and instructed officials to address these issues and streamline the portal.
Previously, there was no mutation, (i.e). a change in the title of the land. The sale deed would occur in the company's name when a real estate company sold a property, but the pattadar passbooks were not given. These passbooks were provided only on behalf of those who purchased from the company the land in small plots and these documents were sent for mutation purposes to the Tahsildar offices.
However, there was a big problem when the Dharani portal was introduced as the mutations did not occur because these companies do not have Aadhaar cards, but the problem has now been solved.
Dharani New Features
- According to the new standards, the mutation can be done with the Aadhaar number of any individual belonging to the company.
- Based on their passports, NRIs will obtain their passbooks.
Earlier, this facility was not available, and they were not given passbooks because they did not have the Aadhaar card. Many NRIs urged the government to fix this problem. There are missing survey numbers in some passbooks. Sources say officials are addressing the problem and will issue guidelines. Meanwhile, non-agricultural property registration will also be commenced.
