All You Need to Know About New Home Registration Process

If you are buying a house, you had better be prepared with all the information you would need, in order to go about with the house registration in Hyderabad. 

Here’s a quick and easy guide to help you understand every step of the new house registration process in Hyderabad.

What is Property Registration? 

House registration is the process of getting the property on the name of the buyer, in order to get complete ownership of the property.

Where Can Property be Registered in Hyderabad? 

Process of house registration is to be executed at a sub-registrar office that is nearest to the property that is being purchased.

Online Portal for House Registration in Hyderabad 

Currently, it is possible to upload documents online and also fix an appointment for appearing at the sub-registrar’s office. Here’s is the step by step process for GHMC house registration:

  • Visit Telangana property portal and create your login id.
  • Upload the documents.
  • Pay the stamp duty as applicable.
  • Book the time slot.

Documents Required for House Registration in Hyderabad 

  • Identity proof of the buyer, seller and witnesses.
  • PAN card of buyer and seller.
  • Aadhaar card of buyer, seller and witnesses.
  • Original documents, with the signature of all parties.
  • Encumbrance certificate.
  • Demand draft/bank challan of payment of full stamp duty.
  • Section 32A photo form of executants and witnesses.
  • Photograph of the property’s exterior.

Stamp Duty & Registration Charges in Hyderabad

According to Indian Stamp Act, 1899, stamp duty and registration charges need to be paid for house registration in Hyderabad. This helps to validate the sale of the property, apart from helping to maintain a record of the purchase.

  • Registration charges are calculated at 0.5% of the property value.
  • Stamp duty is calculated at 4% of the property value.
  • Transfer duty  is calculated at 1.5% on property value
  • Stamp and transfer duty are calculated on MV or consideration, whichever is higher.

Calculating Stamp Duty & Registration Charges in Hyderabad

  • Visit the Registration and Stamp Department portal of Telangana.
  • Choose the nature of the transaction from the drop-down menu.
  • Enter the consideration value.
  • Write Y/N if the property has been identified.
  • If the property is identified, mention the measurements and boundary length.
  • Click on ‘Calculate’ to see the values.

Online Payment of Stamp Duty

  • Visit Telangana Registration and Stamps Department portal.
  • Search for ‘E-payments’ under the ‘Online Services’ column.
  • Click on ‘Document registration e-challan’
  • Register your profile.
  • You will receive an SMS with a 12-digit challan number and 5-digit passcode. Save these details for later use.
  • Proceed to the payment option form, where you can print the challan number and passcode details.
  • After agreeing to the disclaimer, you will be taken to SBI ePay, where you can choose to pay the charges either online or offline.
  • For online payments, select Debit/Credit card, Net banking or NEFT.
  • Complete the payment through the chosen method.
  • The challan in duplicate, with the SBI ePay confirmation reference number will be generated by the system.
  • Print the challan and submit the SRO copy of it.

What Happens at the SRO?

Here is a breakdown of the things to be done in the sub-registrar’s office, as part of the house registration process in Hyderabad

  • Based on the details provided during the document upload, get the check slip prepared by the officer at the SRO.
  • E-KYC process follows. Fingerprints of the registering parties are collected and are verified against the Aadhaar database.
  • The payment of stamp duty, registration fees and other requisite fees will be verified.
  • Endorsements will be printed on the document being registered.
  • The sub-registrar registers the document by providing a document number.
  • The thumb impression of the parties is collected.
  • The registered document will be scanned and uploaded on the portal.
  • The user can download it from the portal.

In case the E-KYC is not successful, then the applicants may need to make the necessary changes and re-submit the application.

It would take 24 hours for document registration including sale deed, lease deed, agreement, etc.          

Do NRIs Need Aadhaar card to Register Property in Hyderabad?

Since an Aadhaar card is one of the necessary documents, NRIs would be concerned how it impacts them. According to a recent update, NRIs who do not have Aadhaar cards can use their passports for new house registration in Hyderabad.  They can also register with the Dharani portal, and reschedule the registrations if need be.

The Dharani Portal

In November 2020, the Telangana government introduced an online portal - namely ‘Dharani’, to facilitate online property registrations. However, the portal has not become fully functional yet. At present, it is being used for record-keeping of agricultural properties. In the future, the Dharani portal will also facilitate property registration in Hyderabad, apart from stamp duty and registration charge payment services. In the future, it may become mandatory for property owners to register on the portal, for selling the property.
