Upcoming Hyderabad Pharma Cluster to Raise Land Value

The upcoming Hyderabad pharma industry caters to catapult the city as a big investment destination. It will become a new real estate hotspot in the city which is 30 kilometres along the Srisailam Highway and 45 minutes from Gachibowli. 

Pharma City to Boost Real Estate Sector

Officials of the government stated that although this Hyderabad Pharma City (HPC) is the major ticketing venture which has been pipelined for some time, it is finally rolling around Dasara.

The cost built-up space between Rs 3,800 and Rs 4,200 per square feet has jumped dramatically from the price of land — from Rs 70 lakh (approximately) per acre in 2012-13 to Rs 5 crore now. It was roughly Rs 3,000 an sqft until a few years ago. Small and medium-sized real estate companies, as well as large players, are active in this market.

Major Real Estate Firms to Expand their Footprint in HPC 

For example, Ramky Estates plans to expand its presence in the area it entered earlier this decade. They have already designed 228 villas and are working on a proposal for an apartments & villas, and are expected to set by mid-2021.

With more employment expected from HPC, A. Murli Krishna Reddy, Chairman of Mak Projects, who extended its base from 75 to 200 acres, added that the area would also be a reliable factor in the real estate sector. These ventures are currently about 25-30 minutes away because they want to reduce this gap with the new ventures.

In the next two-three months, it will also be launching new projects. Since the buyer’s constant flow from IT, defence and other sectors has always existed, the HPC would definitely improve the industry. Another advantage of the belt is a rising social infrastructure.

With more employment expected from HPC, the area would be a reliable factor to boost the real estate sector.
