Nearly 3.85 lakh units will be finalized across the top seven cities in 2022, making this time perfect to invest in properties.

The price factor :

The cost of an under-construction property is lesser than a ready-to-move-in flat, making it suitable for investors who don’t have an enormous amount available at the moment. 

 

Better appreciation :

As properties cost lower, the price appreciation is more. Rajesh Talekar, a real estate broker said “The developer also hikes the property price once the project is nearing completion, thus making the final product expensive." 

 

Negotiating power :

Special discounts, additional parking space, more amenities, etc can be negotiated into the deal in this phase.  

 

State of under-construction projects across key markets :

In Hyderabad, approximately 1.03 lakh units are under construction, of which roughly 16 percent will finish in 2022, 16 percent in 2023, 15 percent in 2024, and 53 percent after 2024.  

Kukatpally, Madhapur, Kondapur, Gachibowli, Raidurgam, and Kokapet composed approximately 60 percent and 64 percent of Hyderabad’s total sales and launches in H2 2021.
