Hyderabad Occupies Larger Pie In Residential Market

Hyderabad is now the real estate developers’ favorite market adding 22% of new residential launches in the fourth quarter of 2021 with a quarter-on-quarter rise of 8%. 

The yearly analysis of the new project launches indicated incremental growth of West as a priority for new real estate development overtaking North. 

Demand vs supply 

The city, Hyderabad is the most searched for residential properties online accounting for 18% of total searches among key cities. 

The inventory was inclined towards 2-3 BHK layouts with 61% supply for 2BHK units and 30% for 3 BHK units.  

Demand for large homes in Hyderabad was also dominant in peripheral locations. 

Online search trends in October-December, 2021 showed that close to 75% of the residential listings were for affordable properties under ₹60 lakhs. 

Demand for plotted developments in 2021 increased as well. 

Shift in trends 

Homeownership tops the priority list, and housing demand has changed from small homes in the central and secondary business district areas to larger homes in the periphery. And work from home has become overpowering. 

Puri stated that the pandemic’s second wave was more definitive for Indian real estate than the ravaging first wave. The nationwide vaccination drive accelerated in late 2021.
